What this rule does
The latest filed accounts declare £1,200,000 of fixed assets, but almost none of that figure could be matched to UK property registered to this company at HM Land Registry. This is not an accusation, machinery, vehicles, fit-out, unregistered land and overseas property never appear on the land register, but it does mean the balance sheet's largest comfort line could not be independently verified against a public asset register.

Severity is bounded by the magnitude observed. Confidence is bounded by the number of independent dimensions that agreed. The two are deliberately separate: a Medium warning at requires_verification confidence has very different triage weight from the same rule at confirmed confidence.

- HM Land Registry CCOD × filed iXBRL accounts, Declared fixed assets: £1,200,000. Matched against the land register: 0 registered titles and no registered property with a recorded purchase price.
Known false-positive triggers

- Plant, machinery, vehicles, IT and leasehold fit-out are genuine fixed assets that never touch the land register.
- Property held through a separate group company, a pension scheme (SIPP/SSAS), or overseas will not match this company's registration number.
- Recently purchased property can take months to appear in the published CCOD extract.
Recommended next steps
Before relying on the declared asset position, ask the company what the fixed assets actually are and where they sit, and request the fixed-asset note from the full accounts. If the assets are property held in another entity, your claim may not reach them.

Right of reply
Subjects of any fired warning may submit a structured rebuttal via the Right-of-Reply endpoint linked from every report panel. RecoupIQ does not auto-suppress a warning based on rebuttal, but the rebuttal is recorded against the report and surfaced in any downstream version.
